This is considered by ARMA (Association of Residential Managing Agents) to be a conflict of interest and not best practice.

This is because it is an incentive for the managing agent to push up the service charge as their fee would also go up.

Buchanan Property Management agrees on a basic fee based on complexity and the number of units within the property.

This fee is linked to the retail price index and will not go up in line with service charge increases.

Managing agents very often charge a percentage (typically 10%) of the cost of individual projects (e.g. building works) as an administration fee.

This could potentially encourage the use of an expensive contractor.

Buchanan Property Management has a fixed fee tariff so there is no incentive to use an expensive contractor.

Traditional managing agents often operate from expensive high street premises, the costs of which are charged to the client.

We keep our overheads to an absolute minimum by not having an expensive high street presence and therefore are able pass these savings on to the client.
