Property Management Services

Basic Management Services (included within the basic fixed fee)

  • Collection of service charge from all lease holders on a monthly, quarterly or twice yearly basis.
  • Holding service charges in a designated client saver account and paying costs on behalf of the client from this account.
  • Site inspection every two months or as the need arises.
  • Commissioning regular and cyclical maintenance.
  • Annual review of buildings and liability Insurance policy to ensure value for money and adequate coverage.
  • Out of Hours response to emergency repair and maintenance requirements.
  • Annual and as required review / revision of landlord Risk Assessment / Health and Safety policy.
  • Annual and as required review / revision of landlord Fire Safety Risk Assessment.
  • Arrangement of the AGM and associated agenda, minute taking and distribution of the minutes to all lease holders.
  • Ongoing maintenance of financial records.
  • Annual statement of service charge to all leaseholders.

Additional Management Services

  • Submission of Companies House Annual returns.
  • Raising (and submitting) a set of end of year accounts for the directors approval.
  • Commissioning Individual Projects (typically building works) and ensuring compliance with the S(20) consultation process.
    This is based on a contracted fixed fee not a percentage of the total cost.
  • Arrears management. On a fixed fee tariff.
  • Miscellaneous ‘one off’ administrative work. Typically liaising with other professionals e.g. - buildings surveyors, solicitors, local government.
